Selling or renting out property in Panama has gotten much easier with the most powerful tool in real estate…The multiple listing service.  In the past, if you wanted to sell your property, you could try to advertise for yourself.  This can sometimes work, but your advertisement will usually blend in with a thousand other advertisements and go un-noticed.  You could also go to a local real estate agent and offer to pay a commission if they find a buyer.  This was more effective because, if someone wants to buy, it is free to consult a real estate agent, so most buyers will try that first. 

The problem was that you would have to physically tell every real estate agent you meet that your property is available. It would not be in their best interest to tell another agent that your property is for sale, because the other agent MIGHT HAVE A BUYER and get the commission.  If you want to sell your property, you should want everyone to know it is for sale, especially other agents.

In the past, it did not make sense to sign an exclusive contract with one agent because if another person found the buyer, you could not sell your home to them.  This is no longer a problem because you will not be limited to just one agent.  They have agreed to work together and it will not cost any more than it did before.  In the United States, 85% of all homes are sold through a real estate agent using a multiple listing service and the average sales price is 16% higher than homes sold without an agent.  The reason is that homes sell much faster with the cooperation of thousands of agents rather than a few or none.  When a property is on the market for a long time, sellers usually settle for less because they are not sure when the next offer will come.  This justifies paying the commission and signing an exclusive contract.
